Branded residences are the fastest growing segment in luxury real estate and the most misunderstood. The sector has expanded from 323 active projects in 2015 to roughly 910 by the end of 2025, with Savills projecting 1,747 by 2032 and Knight Frank forecasting more than 1,000 live schemes worldwide by 2030.

The number everyone quotes is the premium. Across global markets, branded inventory trades at an average 30 to 35 per cent above comparable non branded stock in the same building or block. That figure is real, but it is also the floor: in Dubai, Knight Frank has observed individual branded projects trading at premiums exceeding 100 per cent against the wider residential market.

This ranking is built on achieved transaction prices per square foot rather than headline sale values, because a $150 million penthouse across 47,000 square feet and a $135 million penthouse across 12,500 tell you completely different things about a brand's pricing power.

1. Bulgari Resort and Residences, Jumeirah Bay Island

Peak rate: AED 13,543 per square foot. The highest price per square foot ever recorded for a residential sale in Dubai belongs to a three bedroom apartment here, which traded at AED 42.92 million. That broke the previous record of AED 12,624 per square foot set by another unit in the same building.

Jumeirah Bay Island, a seahorse shaped reclaimed island off Jumeirah Beach Road, has become a submarket accessible only to the ultra wealthy. A single 24,500 square foot plot of undeveloped land on the island sold for AED 125 million, a sum that would buy a completed palatial mansion in most global markets.

The building was designed by Antonio Citterio and Patricia Viel, the practice Bulgari uses across its global hotel portfolio. What distinguishes it commercially is that it is a standalone branded residence rather than a hotel attached one: no hotel guests in the lift, no conference groups at the pool, no lobby traffic that is not a resident or their guest. Savills identifies this privacy first model as increasingly decisive for the wealthiest buyers.

2. Aman Residences Dubai, Jumeirah

Derived rate: approximately AED 13,600 per square foot. In March 2026 a six bedroom penthouse sold for AED 422 million across more than 31,000 square feet, according to Dubai Land Department data. That places it at the very top of the Dubai branded market on a rate basis as well as being one of the largest single unit cheques in the city's history.

The project is a branded beachfront development by H and H on the Jumeirah peninsula, with completion expected in 2027. Aman's positioning is instructive: the brand has almost no retail presence, minimal advertising and a deliberately small hotel portfolio, and it converts that scarcity into residential pricing power more efficiently than brands with far greater public recognition.

3. Aman New York, 730 Fifth Avenue

Derived rate: approximately $10,800 per square foot. The five storey penthouse sold for $135 million in 2022 across 12,536 square feet. Notably, it traded as a white box, meaning entirely raw unfinished space. The buyer was Vladislav Doronin, developer of the building and Aman's chairman.

The residence occupies floors 22 to 26 of the landmarked Beaux-Arts Crown Building, built in 1922, which now houses an 83 room hotel alongside 22 residences. That a raw shell achieved close to $11,000 per square foot on Fifth Avenue is the cleanest available measure of what the Aman name is worth in Manhattan.

4. Bulgari Lighthouse, Jumeirah Bay Island

Derived rate: approximately AED 12,575 per square foot. The 28 storey Meraas tower, built on a small reclaimed peninsula adjacent to the Bulgari Yacht Club, recorded a AED 410 million triplex penthouse sale in February 2023.

Its final two penthouses sold in mid 2025 for a combined AED 282 million, the larger being an 11,657 square foot five bedroom residence at AED 146.6 million. Both ranked among the highest value apartment transactions recorded anywhere in the city in the first half of 2025.

Architecturally the building separates floors with layers of what the developer calls architectural coral, filtering light and air and projecting shadow patterns onto black and gold Paonazzo marble. Building services are run by the neighbouring Bulgari Resort.

5. Bugatti Residences by Binghatti, Business Bay

Peak rate: AED 11,650 per square foot. The Sky Mansion penthouse sold for AED 550 million, approximately $150 million, making it the most expensive penthouse ever sold in the UAE and across the Middle East. At 47,200 square feet it achieved the highest rate on record in Business Bay.

The world's first Bugatti branded tower is the clearest expression of what automotive branding does in residential real estate. The signature feature is a private car lift allowing owners to bring vehicles directly into the residence. The buyer roster reportedly includes footballers Neymar Jr. and Aymeric Laporte.

The strategic point: Business Bay is not one of Dubai's premium waterfront addresses. It is a dense central business district. Achieving a regional record there, rather than on the Palm or Jumeirah Bay, is a demonstration of brand equity substituting for location equity.

6. Kempinski The Boulevard, Downtown Dubai

Peak rate: AED 10,715 per square foot. The Sky Collection duplex penthouse sold for AED 80 million, a Downtown Dubai record, across 7,466 square feet with Burj Khalifa views and Fendi furnished kitchens.

This is the single most useful data point in the entire branded residences argument, because the comparison figures were published alongside it. At AED 10,715 per square foot the unit traded at four times the Downtown average for apartments sold that quarter, AED 2,670, and 60 per cent above the average for branded residences in Downtown, AED 6,600.

Four times the area average. Sixty per cent above other branded stock. That is the spread between generic prime, branded prime and trophy branded prime, in a single building.

7. The Lana Residences, Dorchester Collection

Omniyat's collaboration with the Dorchester Collection sits at the top of the Business Bay pricing curve and has recorded sales north of $40 million, alongside sister projects Casa Canal and Orla.

The Dorchester model represents the hotel attached end of the market, and the trade off is deliberate. Residents access full hotel service infrastructure including housekeeping, room service, concierge and food and beverage, while retaining the privacy of a private home. Buyers who prioritise service depth choose this. Buyers who prioritise absolute discretion choose standalone schemes like Bulgari on Jumeirah Bay.

8. Aston Martin Residences, Downtown Miami

Penthouse rate: approximately $2,970 per square foot. The 66 storey tower at 300 Biscayne Boulevard, completed in 2025 with 391 residences, rises 817 feet and is among the tallest residential buildings south of New York.

Its crown asset is the triplex penthouse named Unique: 19,868 square feet across three floors with seven bedrooms, eight bathrooms, 7,300 square feet of wrap around terrace and a private pool, marketed at $59 million. Standard units trade in the $1,500 to $2,000 per square foot range against a Downtown Miami median listing rate closer to $489, a premium of a different order entirely.

The buyer perk attached to Unique captures the segment precisely: the last remaining Aston Martin Vulcan, a limited edition track car valued at $3.2 million, plus an 80 page fine art book documenting the penthouse's conception. Interiors carry carbon fibre welcome desks, custom door handles and the marque's colour palette throughout. The building has a rooftop helipad and a superyacht marina.

9. Armani Residences

Armani was among the first fashion houses to enter residential branding at scale and remains the category reference point. Armani Casa interiors command significant premiums across projects in Dubai, Miami and Beverly Hills, and the brand is among those bringing new schemes to the 2026 pipeline.

The fashion branded model differs from hospitality in what it delivers. Hotel brands sell service infrastructure that can be measured and priced. Fashion houses sell design authenticity and a coherent aesthetic identity. Savills data shows hospitality brands typically achieving the highest and most consistent premiums, but fashion brands hold value strongly where the design language is genuinely distinctive rather than a licensing exercise.

10. Porsche Design Tower

The Porsche name appears at both ends of the branded automotive segment: the completed Sunny Isles Beach tower in Miami with its car elevator delivering vehicles directly to each residence, and the upcoming Porsche Design Tower on the Dubai Creek waterfront at Sobha Hartland II.

Porsche proved the automotive residential thesis worked, and the entire Bugatti, Bentley, Mercedes-Benz and Lamborghini pipeline follows from it.

The 2026 pipeline

The category is broadening fast. Elie Saab, Fendi, Missoni, Versace, Lamborghini, Bentley and further Dorchester Collection schemes are all entering the market. Mercedes-Benz Places by Binghatti in Downtown Dubai marked the German marque's first global branded residence project. Cavalli Tower brings fashion branding to Dubai Marina. Six Senses is pushing the wellness end.

Dubai now ranks first globally by branded residence inventory, delivered and under construction, with a projected pipeline of around 250 projects by 2030. Miami remains the dominant North American hub with 48 completed projects and 55 more in the pipeline. Bangkok, London and Saudi Arabia round out the leading markets.

Is the premium justified?

This is the question that matters, and the honest answer is that it depends on which of four things you are actually buying.

Service infrastructure. Hotel grade housekeeping, concierge, security and food and beverage delivered at residential scale. This is measurable and it is the strongest component of the premium. It is also the component that disappears if the operator exits.

Resale confidence. A resale of an Armani branded unit asks the next buyer to trust Armani's standards rather than only the listing photographs. That shortens diligence and supports price. Knight Frank's Destination Dubai survey of nearly 400 high net worth individuals with an average net worth of $22 million found branded residences viewed as instruments for capital protection, with many respondents expecting 5 to 15 per cent price growth in the first year of ownership.

Rental operation. For owners who use a residence intermittently, branded buildings make letting through the operator materially simpler. In Dubai, where short term yields on prime stock are strong, that is a cash flow argument rather than a lifestyle one.

Signature architecture. The design itself becomes a quality guarantee for the next buyer, which is why branded inventory tends to hold value through cycles better than generic prime.

Where the premium is not justified: licensing only deals where a brand lends its name without designing the building or operating the services. These exist, they are increasingly common as the sector expands toward 1,700 projects, and they are the principal risk in the category. Standalone branded residences without an attached hotel have grown from 15 per cent of new announcements in 2018 to over 40 per cent today, which is positive for privacy but removes the hotel's operational discipline as a check on service quality.

The useful diligence question is not what the brand is. It is who runs the building on day 1,000, and what happens to the premium if they stop.
