1. Chateau Louis XIV: $301 million

Sitting on 57 acres between Versailles and Marly-le-Roi, Chateau Louis XIV took three years to build and arrived complete with a gold leaf fountain, a hedged labyrinth, an aquarium beneath a moat and a private cinema. It is a modern house built in seventeenth century clothing, which is precisely what the buyer wanted.

The same micro market has since seen another compound, Gordon Pointe, return to market asking $271 million. This is assemblage rather than architecture: the value sits in three neighbouring titles nobody can reassemble twice.

4. Villa Les Cedres, Saint-Jean-Cap-Ferrat: $220 million

Built in 1830 and once home to King Leopold II of Belgium, Villa Les Cedres occupies 35 acres of the French Riviera, with a library of roughly 3,000 books, ornate reception rooms and botanical gardens that took decades to cultivate. After a famously collapsed 2008 deal with Russian businessman Mikhail Prokhorov, it finally sold in 2019 for approximately 200 million euros to a company linked to Ukrainian businessman Rinat Akhmetov.

5. Taohuayuan, Suzhou: $154 million

Taohuayuan, or Peach Blossom Land, became the most expensive home ever sold in China when property tycoon Hongtian Chen bought it in 2016. The estate runs to 72,441 square feet with 32 bedrooms, a lakeside pool, an extensive wine cellar and gardens modelled in part on a UNESCO World Heritage Site.

6. The Rosenstein estate, East Hampton: $147 million

Hedge fund manager Barry Rosenstein assembled three contiguous oceanfront parcels on Further Lane in 2014 for a combined $147 million, creating an 18 acre beachfront estate that remains the Hamptons record more than a decade later.

7. Copper Beech Farm, Greenwich: $120 million

A historic waterfront estate on Long Island Sound that sold in 2014 after decades under a single owner, setting a Connecticut record that still stands among the most expensive residential sales in United States history. The appeal was never the house alone: it was the shoreline acreage around it.

Part of the wave of nine figure American trophy sales that broke records through 2013 and 2014, this Silicon Valley estate confirmed the Bay Area's place among the most expensive residential markets in the country.

9. The Marble Palace, Emirates Hills, Dubai: AED 425 million

The Gulf's entry comes from Dubai's most exclusive golf course community. The Marble Palace sold in the first half of 2025 for AED 425 million, approximately $115 million, topping Dubai's residential market for the year and reinforcing Emirates Hills as one of the most expensive addresses anywhere.

It is also the most recent sale on this list alongside Gordon Drive, which says something about where the momentum currently sits.

10. The Playboy Mansion, Los Angeles: $100 million

Culturally the most famous entry here. The original Playboy Mansion sold in 2016 for $100 million, well below its initial $200 million asking price, and the buyer agreed to let Hugh Hefner remain in residence for life. Fame sells a house; it rarely prices one.

Honourable mention: Dubai's prime market by volume

Dubai does not hold a single global record, but it dominates on frequency. What these sales have in common

Land and privacy outweigh square footage. Several of these estates are not the largest homes in the world. They are the most private, sitting on enormous secluded plots that cannot be replicated next door at any price.

Assemblage creates records. Gordon Drive and the Rosenstein estate were both built by buying neighbouring parcels and combining them. In a finished prime market, that is often the only way to create something genuinely new.
